One axiom about statistics is that sometimes the data can be used to support two seemingly contradictory conclusions. In April 2025, data shows that direct sales of Disney Vacation Club points are either “spiraling downward” or “trending upward.” It all depends on how you interpret the data.
In April 2025, 138,186 Disney Vacation Club points were sold for the 12 DVC timeshare resorts located at Walt Disney World. This was the fewest number of points sold since September 2024 when 132,570 points were sold for these same resorts. April’s sales also lagged behind the rolling six-month (181,802 points; -24.0%) and twelve-month averages (159,644 points; -13.4%).
However, there are other indicators in the sales data which suggests sales may be trending upward. The 138,186 points sold in April 2025 was well above the sales recorded a year ago in April 2024 (104,663 points; +62.4%). In addition, the 679,878 points sold in the first four months of 2025 marks the best start of a new year since 2022. 2024 saw only 418,652 points sold in its first four months while only 438,112 points sold at the start of 2023).
Disney’s Polynesian Villas & Bungalows continues to lead all resorts in sales with Disney’s Riviera Resort a distant second. The Cabins at Disney's Fort Wilderness was in third place and The Villas at Disney’s Grand Floridian Resort & Spa, for which Disney resumed sales in February 2025 after a 10-month hiatus, was in fourth place with 4,194 points.
The two largest deeds sold in April for the Polynesian were a 900-point deed and a 600-point deed. The largest deeds for the Riviera were a 750-point deed and a 501-point deed.
Disney’s Riviera Resort — In April, 45,011 points were sold for Riviera. This was the third consecutive month that sales have declined for the resort. Disney has now sold 5,223,678 Riviera points, about 77.5% of the resort’s 6,739,966 total points.
The resort continues to be on pace to be completely sold out by the last calendar quarter of 2026. However, Disney can consider a resort to be “sold out” at any time. In the past, Disney has considered some other resorts to be “sold out” when only 95% or less of a resort has been sold.
Disney sold one Fixed Week deed for Riviera in April. The resort has sold 143 Fixed Week deeds. The most popular accommodation types are the Resort View Studios (formerly called Standard View) with 81 Fixed Week deeds and the Preferred View Studios with 39 Fixed Week deeds.
Disney has declared 294 of the Riviera’s 341 vacation homes for the timeshare inventory at the resort. There are still 47 vacation homes that have not yet been declared and are still under the control of Disney. The DVC inventory now accounts for 5,817,509 points, or 86.3% of the Riviera’s 6.7 million total points.
The Cabins at Disney’s Fort Wilderness Resort — In April 2025, 5,840 points were sold for The Cabins. The resort is averaging 6,557 points a month since sales began in February 2024.
Disney has now sold 98,352 points for the Cabins, which is about 3.5% of the resort’s estimated 2,780,943 total points.
Three Fixed Week deeds were sold for the Cabins in April, raising the number of Fixed Weeks sold for the resort to 19. The most popular week is Week #43, which has now sold eight Fixed Week deeds. Week #43 starts on October 26 in 2025.
Disney has declared 63 cabins for the timeshare inventory. DVC members will be able to book using points up to 63 cabins on any given Use Day. There are still another 300 cabins that have not yet been declared. Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.
Disney’s Polynesian Villas & Bungalows — In April, 75,215 points were sold for Polynesian, the second fewest number of points since sales resumed for the resort in October 2024. Disney has sold 582,317 points (16.1%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower.
The Island Tower has averaged 83,298 points a month since the first deeds were recorded in October 2024. If the resort was to maintain that pace, it would take about 36 months before all its points would be sold.
In April, two Fixed Week deeds were sold for accommodations at Island Tower, increasing the number of such deeds to 32. Resort View Tower Studios are the most popular accommodation with 18 Fixed Week deeds followed by the Resort View (formerly called Standard View) Studios with eight Fixed Week deeds.
Disney has declared 72 vacation homes for the timeshare inventory at the Polynesian’s Island Tower. This represents the inventory that Disney Vacation Club members can book using points. There are still 150 vacation homes at the Island Tower that have not yet been declared and are still under the control of Disney. The declared inventory accounts for 1,185,190 points, which is 32.8% of the Island Tower’s 3,608,934 estimated total points.
The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort. Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county. Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare. Therefore, sales data for these resorts will no longer be included in the monthly sales report.
The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort. Point sales data is not available for The Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
