Disney Vacation Club Direct Sales Slow But Steady In June 2025

Direct sales of Disney Vacation Club points usually fluctuate from month to month, rising or dropping an average of over 17% in the last 24 months.  But in the last three months, direct sales have hovered around the same mark.

Disney sold 138,186 Disney Vacation Club points in April 2025 and 132,344 points In May.  Staying within that range in June 2025, 136,015 points were sold for the 12 DVC timeshare resorts located at World Disney World.   

Although June’s sales are well below the 162,444 points sales have been averaging in 2025, the 948,237 points sold in the first six months of 2025 is still above the 707,418 points and 697,923 total points sold in the first months of 2023 and 2024, respectively.

The most recent addition to the DVC system, Disney’s Polynesian Villas & Bungalows, continues to lead all resorts in sales with Disney’s Riviera Resort in second place. The Villas at Disney’s Grand Floridian Resort was in third place with 5,328 points. 

For the second month in a row, Grand Floridian took home the honors for having the largest single deed sold:  a 1,000-point deed.  The second largest single deed was a 900-point Copper Creek Villas & Cabins deed, while the third largest was a 750-point Polynesian deed.  The largest split purchase was 1,000 points for Polynesian split into two 500-point deeds.

Grand Floridian also recorded the largest Fixed Week deed sold in June:  A 656-point deed for a two-bedroom villa for week #16, which starts on April 20 in 2025.

Disney’s Riviera Resort —  In June 2025, 42,865 points were sold for Riviera, slightly less than the 43,260 points sold in May.  This is the fifth consecutive month that sales have declined for the resort.  Disney has now sold 5,301,723 Riviera points, about 78.7% of the resort’s 6,739,966 total points.   

Riviera has averaged 71,867 points in monthly sales, including the months in 2020 when sales were significantly depressed due to the global pandemic.  This keeps the resort on pace to be completely sold out by the last calendar quarter of 2026.  However, Disney can consider a resort to be “sold out” at any time.  In the past, Disney has considered some other resorts to be “sold out” when only 95% or less of a resort has been sold.   

No Fixed Week deeds were sold in June for Riviera.  To date, the resort has sold 143 Fixed Week deeds.  More than half (77) of the Fixed Week deeds are for the last six weeks of the year.

On May 15, 2025, Disney declared 27 vacation homes for the Riviera, increasing the number of declared vacation homes from 294 to 321.  The new declaration was recorded by the Orange County Comptroller on May 23, 2025.

There are only 20 of the Riviera’s 341 vacation homes that have not yet been declared and are still under the control of Disney.  The DVC inventory now accounts for 5,817,509 points, or 94.4% of the Riviera’s 6,7 million total points.  In all likelihood this declaration was the penultimate declaration before Riviera is fully declared for the DVC condominium association.  

The Cabins at Disney’s Fort Wilderness Resort  In June 2025, 3,950 points were sold for the Cabins.  The resort is averaging 6,275 points a month since sales began in February 2024.

Disney has now sold 106,699 points for the Cabins, which is about 3.8% of the resort’s estimated 2,780,943 total points.

No Fixed Week deeds were sold for the Cabins in June.  Disney has now sold 20 Fixed Week deeds for the resort.   Week #43, which is around the last week in October, is the most popular week with eight Fixed Week deeds.  In 2025, Week #43 starts on October 26.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In June 2025, 72,158 points were sold for Polynesian, slightly more than the 71,458 points sold for the resort in May.  Disney has sold 725,933 points (20.1%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower

Island Tower has averaged 80,745 points a month since the first deeds were recorded in October 2024.  If the resort was to maintain that pace, it would take almost 35 months before all its points would be sold.

In June, two Fixed Week deeds were sold for accommodations at Island Tower, increasing the number of such deeds to 35.  Twenty-seven of the 35 Fixed Week deeds are for weeks in September or later.

Disney has declared 72 vacation homes for the timeshare inventory at the Polynesian’s Island Tower.  This represents the inventory that Disney Vacation Club members can book using points.   There are still 150 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,185,190 points, which is 32.8% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report. 

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for The Villas at Disney's Grand California Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris from dvc.market for assisting in the compilation of the sales data.
