Disney Vacation Club Declares 27 Vacation Homes for Riviera’s Inventory in May 2025

It has been more than six years since the first vacation homes at Disney’s Riviera Resort were declared for the Disney Vacation Club.  Now, another declaration has been made bringing the resort closer to being fully declared for the DVC condominium association.

On May 15, 2025, Disney declared 27 vacation homes for the DVC timeshare inventory at Disney’s Riviera Resort, increasing the number of declared vacation homes from 294 to 321.  The new declaration was recorded by the Orange County Comptroller on May 23, 2025.

There are only 20 of the Riviera’s 341 vacation homes that have not yet been declared and are still under the control of Disney.  Thus, in all likelihood only one more declaration will be made before the Riviera is fully declared for the DVC condominium association.  

The 27 newly declared vacation homes are located on the second and third floors on the east side of the resort, the side furthest away from Disney's Skyliner.  The new inventory has eight Residential Units containing three Dedicated Studios, two Dedicated One-Bedroom villas, 18 Lockoff Two-Bedroom villas, and four Dedicated Two-Bedroom villas.

Here is a breakdown of all the vacation homes that have been declared for Riviera:

  • 21 of 24 Tower Studios
  • 37 of 38 Dedicated Studios
  • 28 of 29 Dedicated One-Bedroom Villas
  • 140 of 148 Lockoff Two-Bedroom Villas
  • 83  of 90 Dedicated Two-Bedroom Villas
  • All 12 of the Three-Bedroom grand villas

In terms of points, this latest declaration adds 545,197 DVC points to Riviera’s timeshare inventory.  The  DVC timeshare inventory now contains about 6,362,706 points, or 94.4% of the Riviera’s 6,7 million total points.   This means that on any given Use Day DVC members can book about 94.4% of the resort using DVC points.  The undeclared inventory remains under the control of Disney Vacation Development, which can use it for cash reservations, as models to show to prospective buyers, or any other reason it chooses.

This is the eleventh declaration for Riviera since sales began in March 2019.  Here is a list of DVC declarations made for Riviera:

  • 1st declaration 10/04/2019 - 29 vacation homes
  • 2nd declaration 03/16/2020 - 24 vacation homes
  • 3rd declaration 01/15/2021 - 24 vacation homes
  • 4th declaration 09/29/2021 - 21 vacation homes
  • 5th declaration 04/15/2022 - 13 vacation homes
  • 6th declaration 09/23/2022 - 19 vacation homes
  • 7th declaration 12/16/2022 - 25 vacation homes
  • 8th declaration 12/15/2023 - 32 vacation homes
  • 9th declaration 05/07/2024 - 13 vacation homes
  • 10th declaration 10/17/2024 - 25 vacation homes
  • 11th declaration 05/15/2025 - 27 vacation homes

It is important to note that the physical location of rooms included in these declarations does not place any limit on where guests may be assigned. Families staying at Disney's Riviera Resort may be placed in any accommodation in the building which matches the room type on their reservation. This is true of both cash guests and those staying on Disney Vacation Club points. However, the declarations do limit the number of each room type which are available to be booked using DVC points. At present, 21 of the 24 Tower Studios have been added to the condo association. Thus, on any given use day, 21 of those rooms may be booked using points while the other 3 are owned by Disney and can be rented to cash guests.
